2025 Village Painting Plan

May 19 to until June 15
Buildings: V125–128
Full exterior painting from top to bottom.
A carpenter will be on-site to perform necessary repairs as they arise.

On or around June 23 until July 20
Buildings: V351–358
Estimated 4-week timeline.
Includes full exterior painting and required exterior repairs.

On or around August 4 until August 22
Buildings: V133–136
Estimated duration: 3 weeks.
Includes necessary repairs and complete exterior painting.

On or around August 25 until September 1st
Buildings: V137–140
Painters anticipate extensive repairs before painting.
Estimated duration: 4 weeks.

2025 Village Roof Replacement Schedule

VSF6
June 9 to June 25, 2025
Roofing crews are scheduled to begin mid-week, the week of June 9, as they finish another job. Single-family homes like VSF6 typically take about 2.5 weeks to complete, weather permitting. As this project nears completion, part of the crew may begin work at buildings 311–320.


V311–315
June 16 to July 13, 2025
The crew is expected to arrive in this parking area around June 18. They may begin with either 311–315 or 316–320. These two buildings will be roofed almost simultaneously, with an estimated timeline of 5 weeks.

V316–320
June 16 to July 13, 2025
Same schedule as V311–315. See above.


V301–308
July 26 to September 15, 2025
Roofing is expected to begin the week of July 7 and finish by August 3. Work may overlap with VSF2.
Rental Pool units have already been placed “off market.” Privately rented units should notify guests of possible disruption.


VSF2
August 4 to August 21, 2025
Roofing is expected to begin July 14 and finish by month-end. If the crew finishes early at VSF6, work may start sooner.
This building is in the Rental Pool and will be offline during this period.


V125–128
September 8 to October 1, 2025
Roofing will begin around September 8th and take approximately three weeks. This work will overlap with the final stages of V301–308.
This project marks the transition of operations from North Village to South Village. One Rental Pool unit will be offline during this time.

2025 Front Garden Bed/Landscape Work

Garden Bed Restoration Project
We’ve launched a multi-phase garden bed restoration project across the Village to revitalize aging landscaping, improve drainage, and enhance the long-term beauty and health of the property.

This work includes:
– Stripping out overgrown or damaged beds
– Salvaging and replanting viable plant material
– Re-shaping bed contours and installing fresh landscaping fabric
– Addressing hidden issues like disconnected drainage pipes

Our crews are working section by section, prioritizing the heavily overgrown sloped garden beds while we have excavation equipment on site. They’re doing their best to minimize disruption while making sure each area receives the care it deserves.
