2026 Grill Policy

To comply with Vermont Fire Code and maintain our insurance coverage, the Association is implementing the following grill and open fire policy across all buildings. These rules reduce fire risk and establish clear, enforceable standards for all units.

Policy Summary

Effective Immediately

  • Open fires, including fire pits, solo stoves, and any open flame appliances, are not permitted anywhere on HOA grounds.
  • Propane grills are not permitted unless they meet specific exception criteria.
  • Grills are not allowed on any deck unless there is at least 10 feet of clearance from the structure, including roof overhang.
  • If your deck does not meet the 10-foot requirement, grills may not be used under any circumstance.
  • Grills may not be stored or used on any second-story deck that does not meet the 10-foot requirement.
  • For non-conforming ground-level decks, grills may be stored only if they can be moved and used in compliance with the 10-foot rule.
  • For non-conforming ground-level decks, storage of propane grills and closed tanks not in use is permitted only if the grill can be moved off the deck and used in compliance with the 10-foot clearance requirement.

Exceptions

  • Electric grills are permitted on decks that do not meet the 10-foot clearance requirement.

Compliance Deadline

All non-compliant grills and fire appliances must be removed by June 1, 2026.

Enforcement

$350 fine, removal of grill or fire appliance by the HOA, and all associated costs charged to your account subject to standard collections procedures if not compliant.
